Why property video lives on YouTube
A 40-second Reel shows a flat's best room; a 6-minute YouTube walkthrough shows every room, the view, the lift, the parking and the drive to the nearest metro. Serious buyers and NRIs who can't visit easily want the long version. YouTube also ranks videos for searches like “3BHK flat in Whitefield under 1 crore” or “Kharadi vs Viman Nagar for families”, which bring buyers for years.
What to order
1. Indian views with retention on each walkthrough, 2,000–6,000 over the first few days, so it looks watched to buyers searching.
2. Likes in proportion, 2–5 per 100 views.
3. Subscribers, 1,000–3,000 gradually, so the channel looks like an established agent rather than a new one.
4. A few custom comments asking what buyers really ask: possession date, maintenance, loan approval, carpet versus super built-up area. Answer them.
Videos that bring enquiries
Walkthroughs with price, carpet area, floor and possession on screen. Area comparisons with commute times, schools and rent or price ranges. “What ₹50 lakh buys in Pune” style comparisons. Honest pros and cons. Explain documentation and RERA in simple language. Hindi or the local language often reaches more buyers than English.
Compliance and honesty
Show RERA registration numbers where required, and never mislead about prices, approvals, possession or returns. Don't use inflated numbers to suggest a project is selling out. In property, credibility you can't back up costs deals and invites complaints.
Example: a Bengaluru agent for NRI buyers
An agent in Bengaluru's Sarjapur Road works mostly with NRI buyers in the US and Gulf. He films 8-minute walkthroughs with a drive from the main road, and adds 4,000 Indian views with retention, 120 likes and 6 custom comments to each. He orders 2,000 subscribers over a month. NRIs searching for projects in the area find a credible channel, and most of his new leads now mention a specific video.
Budget
Promoting four walkthroughs a month plus a one-time subscriber order usually costs two to four thousand rupees. One closed deal covers years of it. Top up by UPI; undelivered quantity is refunded to your wallet automatically.
Titles and descriptions
Write titles the way buyers search: project name, configuration, area, price band. Put the full address, RERA number, your contact and timestamps in the description. Add chapters so buyers can jump to the kitchen or the balcony. Good metadata turns paid first-day views into years of search traffic.
Following up leads
Comments and enquiries from YouTube are often from buyers abroad. Reply within a day, offer a video call walkthrough, and share documents through official channels. The credible channel brings the enquiry; responsive follow-up closes it.
Shorts for property
Cut each walkthrough into Shorts: the view from the balcony, the kitchen, the clubhouse, with price and location on screen. Link each Short to the full walkthrough. Shorts views are cheap and bring buyers who scroll; the full walkthrough converts them. A weekly Short plus a monthly long video keeps the channel active without a big production load.
Example spend
An agent posting four walkthroughs and four Shorts a month might order 3,000 views with retention and 100 likes per walkthrough, 4,000 Shorts views per Short, and 2,000 subscribers once. The ongoing monthly cost is a small fraction of one brokerage fee.
